A leaking boiler should always be taken seriously. While a small drip from a pressure relief valve may indicate a minor issue, water leaking from the boiler casing can damage internal electrics and create a safety hazard. Never attempt to repair a boiler leak yourself.

A combi boiler heats water on demand and is ideal for smaller homes with one bathroom — no tank or cylinder needed. A system boiler uses a hot water cylinder and suits homes with two or more bathrooms where demand is higher. Conventional (regular) boilers have both a cylinder and header tanks and are found in older properties. Your engineer will recommend the right type based on your home's size and hot water demand.

If you smell gas, do not touch any electrical switches, do not light any flames, and open all windows and doors immediately. Turn off the gas supply at the meter using the emergency control valve — turn the handle so it sits across the pipe. Leave the property and call the National Gas Emergency Service on 0800 111 999 from outside. Do not re-enter until given the all-clear.

A straightforward like-for-like combi boiler replacement typically takes one day — around 6 to 8 hours. If the boiler is being relocated, the flue route changed, or you are converting from a conventional system, the job can take 2 to 3 days. Your engineer should give you a clear timeline before starting and ensure you have hot water by the end of the final day.

Check the obvious things first: is the thermostat set correctly, is the timer on, and has the boiler pressure dropped below 1 bar? If the pressure is low, you can repressurise it yourself using the filling loop — your boiler manual will show you how.

If your boiler is over 10 to 15 years old, breaks down frequently, or has an efficiency rating below A (90%+), replacement is usually more cost-effective than repeated repairs. A single repair costing over £400 on an older boiler is often not worthwhile. Modern condensing boilers are up to 30% more efficient than older models, so a new boiler can pay for itself through lower gas bills within 5 to 7 years.
